Room-by-room checklist
In every room
- Photograph each wall, not one shot of the room from the doorway.
- Open the blinds or turn the lights on. Detail lost in shadow is lost in the report.
- Step closer for electronics, small appliances and anything compact enough to be missed from across the room.
Open the doors
- Closets, including the shelf above the rail
- Kitchen cabinets and the pantry
- Bathroom vanities and the linen closet
- Dressers, sideboards and chests of drawers
Rooms people forget entirely
- Garage, basement, attic and any crawl space
- Laundry room and the utility closet
- Entryway, hallways and stairwells
- Patio, deck, balcony and the shed
- Under the beds
Shoot the same room from two or three angles. Anything that looks like it might have been counted twice is raised for you to decide on, and nothing is ever removed from your report without you saying so.
Collectibles, jewelry, artwork, cash and documents need their own documentation — an appraisal, a receipt or a grading certificate. Photograph them for your own records, but do not expect a figure for them here.
